Senior Preconstruction Manager (Finance)



Compensation Range
$117,500.00 - $195,800.00 Annual Salary

Job Description Summary:
The Senior Preconstruction Manager oversees site development, preconstruction phase activities, foundation preparation, and building support systems before construction work begins to ensure successful project outcomes through meticulous planning and adaptive strategies. They manage various types of projects including large projects with complex scopes and ensure preconstruction activities are efficiently executed.

Job Description:

Position Responsibilities and Duties:

• Able to perform all essential Design Manager responsibilities.

• Oversees preconstruction daily activities, assist with resource management, and monitoring budgets.

• Conduct cost analysis for assigned preconstruction activities/projects. Address cost concerns and make

recommendations for improvements.

• Effectively interacts with internal and external stakeholders to maintain trusted partnerships.

• Supervise team member assignments and assist with coaching, mentoring, and hiring talent.

• Empowers team members to meet their job duties and responsibilities. May assist or contribute to performance

evaluations of junior team members.

• Supervise and coordinate preconstruction activities for various types of projects including complex projects with

complex scopes (preparing estimates, developing schedules, creating cost models, etc.)

• Support with contract review, negotiations, and execution.

• Serve as client liaison and assist with complex preconstruction matters and issues.

• Conduct and lead the value management process to ensure owner/project goals are met.

• Develop risk register for projects to identify and address potential risk factors early on.

• Review estimates and scope packages for accuracy and compliance with project requirements.

• Manage progress estimates, material and system costs, and review progress documentation.

• Conduct constructability reviews and develop variance reports that identify changes in estimates.

• Partner with owner on design changes and ensure internal teams receive design updates.

• Oversee project transition from preconstruction to operations to ensure a positive client experience.

• Prepare reports for leadership on projects status, performance, improvement opportunities, etc.

• Organize and lead effective meetings (team meetings, proposal strategy, etc.)

• Partner with operations to analyze lead opportunities and develop pursuits strategies to secure work.

• Assist with business development activities including proposals, interviews, attending industry events, etc.

• Actively promotes the self-perform strategy.

• Complete other responsibilities and activities as assigned.

Minimum Experience and Requirements • Degree in Engineering, Construction Management, Architecture, or related field; or equivalent working experience • 8+ years of construction experience including estimating and/or preconstruction experience. • Experience in securing work and executing department goals. • Experience with supervising staff and managing daily activities. • Thorough understanding of construction project management control systems (scheduling, cost control, procurement and estimating) • Thoroughly understands the current labor and material market and apply knowledge. • Strong technical knowledge of all building systems, constructability, and preconstruction procedures. • Experience in design build delivery process. • Excellent organizational and (written and verbal) communication skills. • Effectively balances data, intuition, experience, and diverse perspectives in decision-making and problem solving. • Able to foster collaboration and navigate conflict effectively amongst internal and external stakeholders. • Strong computer skills and experience with construction management software and platforms. o Experience with AutoCAD and/or Revit, or other similar design software applications. o Experience in Virtual Design, Construction (VDC) and Building Information Modeling (BIM) software on construction projects
