The Maintenance Supervisor is responsible for always maintaining the physical integrity of the community. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The Maintenance Supervisors must anticipate, identify and correct all maintenance problems involving the property and implement procedures that will prevent such problems. An effective program of maintenance is essential to:

  • Maintain a safe environment.
  • Cultivate resident satisfaction.
  • Protect the investment of the apartment property owner.
  • Performs maintenance tasks personally or delegates to maintenance assistants. Oversees and occasionally inspects work performed by assistants.
  • Institutes and manages the system for handling resident service requests. Corrects situations within 24 hours when possible.
  • Schedules maintenance personnel in conjunction with the Property Manager so maintenance is available for emergency purposes, 24 hours a day, seven days a week.
  • Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions, i.e. broken gates leading to the pool, broken steps, open holes, and broken/burned-out exterior lights.
  • Indoctrinates and assists in the development of all subordinate maintenance staff. Instills a safety-first attitude not only with maintenance technicians but also with all staff.

Experience

  • Position requires at least three (3) years experience in property maintenance or equivalent field.
  • Certified Apartment Maintenance Technician (CAMT) desired.
  • HVAC certification required.

Wage

  • Non-Exempt (eligible for overtime).
