Project Manager (Project Management)
Position Summary
The Project Manager at Northern Ohio Construction is responsible for the overall success of construction projects for Zaremba-managed apartment communities and office complexes. This position supervises, coordinates, schedules and budgets a wide variety of construction projects including apartment suite upgrades, building renovations, and construction of value-add lifestyle amenities that enhance the value of each property as well as the resident experience.
Essential Job Functions
1. Planning, supervising, and coordinating all project operations, while ensuring all projects are completed to contract specifications and to the satisfaction of the client
2. Creates and maintains project cost estimations, processes invoices, manages budgets, and tracks expenses in an effort to manage overall project expenditures
3. Develops project scope of work, solicit bids from contractors, and selects and manages vendors for property-specific projects
4. Leads and directs the construction team including oversight of performance management, corrective action, training, and timecard approval
5. Monitors work of team members as well as 3rd party contractors to ensure projects are being completed properly and on time
6. Ensures workplace safety policies are being followed at all project sites
Required Qualifications
Education, Training and or/ Experience
Bachelor's degree in construction management or similar field with five plus years of construction management and coordination experience, or equivalent combination of education and experience. Experience in residential and commercial property management is a plus.
Knowledge, Skills, and Personal Characteristics
1. Strong knowledge and understanding of construction management
2. Ability to read and interpret construction plans and blueprints
3. Strong attention to detail
4. Ability to organize work, engage in a variety of tasks simultaneously, and meet established deadlines
5. Excellent verbal and written communication skills with an ability to communicates easily with all levels of employees, tenants, and customers
6. Displays a positive, friendly and professional attitude with a strong focus on customer service
7. Knowledge and proficiency with Microsoft Office products, especially Microsoft Excel
Physical Demands
The nature of work requires an ability to communicate and exchange information, prepare work documents, operate standard business office equipment, and operate general maintenance and construction equipment and tools. Requires the ability to be on one's feet for extended periods of time, as well as an ability to lift and move materials or equipment up to 50 pounds.
Working Conditions
Work is performed in a general office environment, apartment communities, and commercial office complexes. Weekend work and some evening work may be required during peak seasons. Individuals will be frequently exposed to outside weather conditions, including wet, warm and cold environments.
