Assistant Maintenance/Make Ready (Finance)
Completes client service requests and make readies during normal business hours and ensures maintenance is available for emergency purposes after hours.
Maintains an awareness of the condition of physical property throughout the community and immediately corrects unsafe conditions.
Maintains accurate records regarding preventive maintenance, service requests, expenditures, apartment make-ready status, work in progress, etc.
Schedules and performs minor and routine maintenance of all appropriate equipment on a regular basis.
Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
Performs any additional duties or tasks as assigned by the Assistant Manager, Property Manager or the Regional Portfolio Director.
Ensures that all vacated apartments are thoroughly restored to "market ready" status in a timely manner and according to the Property Manager's timetable.
Routinely replaces and/or repairs light fixtures, ceiling fans, window screens, window latches, sliding glass doors, baseboards, mirrors, appliances, mini blinds, tiles, flooring, A/C filters, sinks, bathtubs, toilets, light bulbs, locks, keys and any other item in the vacant apartment.
Assists with various maintenance requests, picking up litter throughout the property and trash removal from vacant units.
Helps clean and maintain storage areas and maintenance shop.
Adheres to safety procedures and protocols established by governmental agencies such as OSHA.
Moderate. Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.
Qualifications
High school diploma or equivalent is required
At least 2 years of property maintenance experience required
Excellent verbal and written communication skills
Able to multitask and meet deadlines in a timely and organized manner
Must be able to work a flexible schedule, including weekends
HVAC certification required
Valid driver's license and reliable transportation required
Working Environment
Indoors (66% to 100% of the time); frequently outdoors in all conditions (33% to 66% of the time), often for extended periods.
Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (less than 1% to 33% of the time). Example: apartments during/after makeready.
Frequent need (33% to 66% of the time) to work in awkward and confining positions.
